Terms & Conditions Reservations: Telephone reservations will be held as provisional reservations for a short period only, and must be confirmed by email or post immediately. All cheques to be made payable to W.R. Edwards. Reservations are considered confirmed only on receipt of your written confirmation (via email or post ) and we have received your deposit. Deposit: All bookings require a 20% deposit (non-returnable upon cancellation). The balance is then due 4 weeks prior to arrival. Bookings made within 3 weeks of arrival date must be paid in full. Key: Keys will be collected and returned to our Property Manager based next door. Loss of keys will be chargeable at cost of replacement and any additional charges for locksmith where required. Cancellation: Should you have to cancel, you must advise us in writing immediately. The deposit paid is not refundable, and is forfeit. Due effort will be made to re-let the property. If a suitable tenant cannot be found, then all rent paid is forfeit. If it is re-let, the amount of any rent paid will be refunded less any expenses incurred. Failure to pay the rent in full by the due date is treated as a cancellation. Party Leader: The lead party name will be deemed responsible for the property during let and should ensure that all terms are met. Period of let: This will normally be on a weekly basis from Saturday to Saturday. Tenancies begin at 4 p.m. on day of arrival, and end at 10 a.m. on day of departure. Please depart by 10.am!! The Tenancy: The contract effected on receipt of confirmation of booking is in terms of Section 2 (1) (bbb) of the Rent (Scotland) Act 1974, and confers on the tenant the right to occupy the house for the period agreed for holiday purposes only. The number of persons occupying the house must not exceed the number for which the accomodation has been reserved. We reserve the right to levy an extra charge in the case of a larger number of persons than approved using the accommodation, or may terminate the rental period because of unreasonable behaviour or damage to the property. Property Access: We reserve the right to access the property at any time. Shortcomings & Defects: Please advise us immediately of any shortcomings in the house. We cannot accept subsequent claims for shortcomings not so notified. Electricity and Gas: Reasonable seasonal use of utilities are included in let rate, however excessive use may incur an additional charge. The Sauna must be turned off after use!! Pets: One well behaved dog is allowed in the apartment (Downstairs Only) Vehicles: Parking space is available at the front of the property. Please be aware that the track leading to the property may be uneven and we accept no responsibility for damage to low rise vehicles. Items Left Behind: Items left behind are kept for four weeks, after which they are disposed of at our discretion. There is a minimum post and packing charge of £10 for items returned. Care: You are asked to respect the accommodation, furnishings and equipment therein, keep it in a good and clean condition and leave the house in the same good state as found on arrival. Linnen and Bedding: Sheets, pillowcases, duvet / covers are provided. Confidentiality: All information provided will be treated respectfully and not be passed to any third party. Compensation: We regret that we cannot accept any responsibility to pay any compensation where the performance or prompt performance of our contract with you is prevented or affected by reason of circumstances which amount to 'force majeure'. Circumstances amounting to 'force majeure' include any event which we could not, even with all due care, foresee or avoid. Such circumstances include destruction or damage to your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or weather damage, break-in, criminal damage or similar event. Such circumstances also include riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control. |
